Our Story
Linco grew out of the success of our sister company, RaLin & Associates. Ray Fulford and his wife, Linda, founded RaLin, a commercial construction company, in 1972. By delivering a hassle-free experience and eliminating much of the worry out of the building process for the Owner. Through these founding principles RaLin became highly competitive in the marketplace. As RaLin grew, opportunities arose to invest in and build buildings clients preferred to rent. Always willing to serve his clients, Ray was happy to build these projects. In doing so, Linco Development was formed to oversee these projects. As the portfolio grew Linco Properties, LLC was created to manage the real estate. In the early 2000s, Ray partnered with Josh Chapman to expand Linco. They began to increase the activity in the company by capitalizing on local construction opportunities and actively marketing their services. Since then, Linco has quadrupled in size and sophistication. Linco's full-service brokerage firm was brought online with the addition of Ronnie Edwards, who brought over 30 years of experience in the commercial and residential real estate industry. Linco Realty continues to grow by adding specialists to serve both the commercial and residential markets.

Meet the Team
FOUNDER
Ray Fulford
Born in Wrightsville, Georgia, Ray was raised in a small house where his parents made their living on farming and other menial work. After graduating high school, Ray attended Southern Polytechnic institute in Marietta, where he earned a degree in Civil Engineering by Co-Oping with the Georgia Highway Department. While attending Southern Tech, Ray met Linda Mills of Sylvania, GA, who would become his wife. Upon graduating, Ray took a job in Carrollton, GA with Richards & Associates, which served as Southwire’s primary contractor, in 1965. During Ray’s 7 years with Richards & Associates, all the original Southwire manufacturing plants at the Carrollton facility were built. After a 1-year partnership with W.O. Kilgore, Ray opened RA-LIN and Associates, Inc. in the summer of 1972. It is his creation of RaLin, LINCO Companies, and several other businesses that have left an indelible mark on the landscape of his adopted home of Carrollton.
Ray always said he was blessed to have sons-in-law that cared as much about his business as he did. His “sons” Ben Garrett, President of RaLin and Associates, and Josh Chapman, President of Linco Companies continue to advance the companies Ray founded and loved. Ray was a man’s man. He was tough but fair. He had compassion and empathy for his fellow man, but he expected and demanded hard honest work. Socially, he was witty and fun to be around. Most of all, Ray believed in the God-given ability of all men and women and challenged them to be their best. He set a high bar but always helped you get there. The standard Ray set is strived for daily by all those who continue his legacy.
PRESIDENT / PARTNER
Josh Chapman
Josh joined Ray at Linco in 2001 with the intent to turn Ray’s property development hobby into a full-blown business. Born and raised in Carrollton, GA, Josh is a graduate of Carrollton High School. From there, he graduated from the University of Georgia, earning a degree in finance from the Terry College of Business. He began a career in sales with a local software company. The intent was to move home long enough to learn the business and then relocate to his mid-Atlantic sales territory. Six months turned into two years, and through a different set of eyes, Josh fell in love with his boyhood home. During this time, Josh had found another part of Carrollton he’d taken an interest in. Her name was Andrea Fulford, and she was the youngest daughter of Ray Fulford. Through Andrea, Josh met Ray, and over time they discovered that Josh had a unique educational background in finance and real estate that coupled with Ray’s business and building acumen. It was the perfect combination to take Linco Development Company from a hobby to a thriving business. Over the last 20 plus years, with Ray’s mentorship, Josh has moved from developing to running a full-service real estate services company. Josh uses Ray’s guiding principles to lead his sophisticated staff of real estate professionals to serve our clients with that same high bar that Ray instilled in us.
PRINCIPAL / PARTNER
Ben Garrett
Ben Garrett began his career at RaLin as a part time worker in the summer of 1984. After high school, he attended Auburn University on an Air Force ROTC Scholarship and earned a civil engineering degree. In August of 1991, he returned to RaLin as an assistant project manager and has held increasingly responsible positions in various departments of the company until his appointment as President in 2005. Ben is an accomplished leader with deep practical experience combined with outstanding engineering and construction management skills.

Donnie Jones
Donnie Jones, Vice President of Management and Real Estate, joined Linco Properties in 2013. Donnie brings 25 years of pastoral ministry experience to his role of Property Manager, serving Linco’s vast portfolio of commercial and residential properties with keen attention to detail and the integrity of a seasoned leader. As a 1982 graduate of the University of Alabama, Bachelor of Arts in Communication, Donnie obtained his Masters of Divinity at Gordon-Conwell Theological Seminary located on the North Shore of Boston in 1985. Donnie furthered developed his skills by obtaining his Real Estate license in 2015, his Brokerage license in 2019 and has been the Principal Broker of Linco Realty since 2021.
